TERMS
& CONDITIONS:
1. GENERAL
We kindly ask you to read carefully the
following Terms and Conditions in order to avoid
any misunderstandings and to preserve your
rights, so please read them carefully. Our
company reserves the right, at its discretion
to change, update or remove any part of these
Terms and Conditions during its review period.
Prices shown in this website are in Sterling and Euros
and are exclusive of VAT.
PLEASE NOTE- BY
TRANSFERRING OR MAKING A
PAYMENT YOU ARE AGREEING TO OUR TERMS
AND CONDITIONS.
We reserve the right to increase or decrease the
prices of our services on this website at any time; however, once invoiced the
charges are guaranteed and will not be subject to any price increase once
paid in full for that specified period.
The Place to
Rent is purely a marketing agent for clients
who wish to display their property for
sale on our show case in this section of the
website. Our fee for marketing their
property is 3% plus VAT should a suitable
buyer be found either via the website
or through our marketing structures.
We also work
very closely with licensed estate agents in
the town to provide a perfect service to
anyone searching for
their ideal property.
PLEASE NOTE long term rental monies are not
collected for the landlord by us at any time
it is the responsibility of the landlord
to check rental payments in their bank
account and inform us of missed payments so
that we may chase this up with the tenant if
we are managing agents for the landlord.
Keyholding fees are not inclusive of rent
collections, this service is purely to act
as a contact for the tenant with regards to
the property and for us to make sure the
property is in a fair condition at all times
whilst in use and also if the property is
vacant.
Tenants are responsible for paying their
rent directly into the landlords bank
account as stated on the tenancy agreement.
The landlords reserve the right to instruct
their managing agents to chase any missed or
late payments. Charges may be incurred for
late rent payments.
The cost to renew a tenancy agreement is 50
euros plus vat.
Any service or maintenance invoices that
arise from the property must be paid within
7 days of the invoice date. Failure to
settle invoices on time will result in a 9%
interest charge. Invoices may be raised for
either the tenant or the landlord depending
on the circumstances and nature of the
invoice.
Where you request in writing, we will do our
best to meet any special requirements and
provide any additional services requested, but
no guarantee is given.
INVENTORY CHARGES
If there is request for
a full inventory by the landlord for his
property the fee charged is 100
euros plus vat.
Upon request for such a
document please note you need to make the
payment in advance. Once this has been
received a full receipt will be issued, the
property will be inspected and a compressive
typed inventory will be submitted to the
landlord.
Unfortunately without
the pre payment for this service and due to
the time consuming task requested no action
will be taken.
Connection Charges:
The water and electric bill for each tenancy
needs to be in the new tenants name. We will take the tenant to the water board
and electricity office with the new tenancy
agreement to ensure this is done correctly.
Our fees for this service is
20
per connection and will be deducted from the
landlords initial payment.
Requested calls outs:
If requested to visit the property by
the landlord our fee is
25
per call out and this includes the
awaited feed back upon our return on the
findings.
Charges to pay utility bills on
behalf of clients:
The charge to pay this is
20
per bill.
Lost Property
-
any items whatsoever left in the property after
tenants/guests have vacated will be kept in the
care of the Place to Rent for 28 days. If not claimed
these will be then handed to the local charity
shops whatever their value as we are
unable to take responsibility and
store unclaimed items after this period. By
signing the contract and exchanging monies you
are agreeing to these terms and conditions.
Any items that are requested to be posted
back to overseas home addresses please note
a charge of 25 euros will be added to the
postage for the packaging and delivery to
the main post office. An email will be sent
to the owners of the property once the item
has been posted for immediate payment to our
Company via world pay on the website. Please
note the time limit to which lost property
will be held in our care after vacating one
of our properties.
Original
receipts are in all cases the property of
the Place to Rent as the company has paid for these
items out of the company cheque book and
therefore must be accounted for. They
therefore are in the hands of the Accountant
and do not belong to the owners. A company
tax invoice receipt will be raised for all
items purchased on behalf of clients and
this is the only invoice/receipt they will
receive for the goods purchased on their
behalf.
Refunds on Overpayment of
Monthly Rent
Please note that any refunds granted for
overpayment will be calculated on a
weekly basis and not daily so
this will result in credits paid out
only for full remaining weeks and
therefore no monies will be calculated
for odd days. The credit will be worked
out on a monthly basis x 12 months and
then divided by 52 weeks.
HOUSEKEEPING
Cancellations must be made at least 24 hrs
in advance and acknowledged by the Place to
Rent.
ANY CLEANS CANCELLED ON THE DAY THAT THEY
HAVE BEEN REQUESTED AND THEREFORE HAVE BEEN
ALLOCATED AND BOOKED IN FOR, ARE CHARGED AT
FULL PRICE - THE GOING RATE APPLIES FOR WHAT
EVER TYPE OF CLEAN HAS BEEN REQUESTED.
If a mid term clean has been booked or for
any other reason our Housekeepers cannot
gain access at he agreed time to do
cleaning and have had to wait for keys or
access to the property in order to do their
job - please be aware a charge of 25 euros
per hour WAITING TIME will be added to the
invoice.
CLEANING
Please note the check out time of any
departure is 10am or 11am sharp,
which ever is specified by the landlord-
or we have infact been notified of a
later check out time.
If the maids are kept waiting to get
into the property because the guests
have not left on time and we cannot gain
access then the following fees apply
every time!
No charge for the first 20 minutes -
Thereafter 25 euros per hour and up to
maximum time of 2 hours waiting delay.
If they still cant get into the villa
the clean is aborted for that day. It
then may not be possible to do the clean
before the next guest especially if
there is an arrival same day or within
48hrs as the rosta schedule is done a
week in advance and in our busy summer
period is very tightly allocated.
It is therefore the landlords priority
to make sure the guests leave on time on
the day of departure regardless if there
is a same day arrival! As the clean in
every case will be booked in the day of
departure at the designated time unless
we have specifically received otherwise
instructions from the landlord.
This is
not
included in the price of any of our
cleans and is always an extra
at 20 euros per clean. We have put
notices in the welcome information files
in the villas and a small notice on the
walls opposite the BBQ situated in
Clients villas that its the
responsibility of the guest/owner to
clean the BBQ after use - failing to do
so will result in a invoice being
charged to the last user.
Also when the gas runs out please
replace it ready for the next guest!!
Please
be advised any cheques or payments from
World pay that bounce on the company a
charge will be made to the landlord or
owner of the villa for 50 euros each
item. This is our administration fee
for re-presenting the payment,
inconvenience and to cover the banks
costs on this default. This includes
cheques from tenants or third party
which are paid into the company account
on behalf of the landlord for their long
or short term rent etc. it is therefore
the Landlords responsibility to
claim this charge back from their
tenants or deduct it from any credits
for damage deposits etc they may be
holding.
In all
circumstances we hold the right to
deduct this payment at any time for
monies we owe to our clients, property
owners or landlords using our services.
By
using our services you are agreeing to
our Terms and Conditions.
2. CANCELLATION OF OUR SERVICES
All cancellations of our services must be
submitted to us
in writing giving us one full months notice and
sent either by e-mail, fax or post by the client
/owner of the property here in Cyprus and will
only be effective from the date of receipt by
us..
Our services do not include any insurances
whatsoever and and we regret we will not be
responsible for any losses, illness or expenses
you or your guests suffer at any time whether
your property is occupied or not. We recommend
you take out adequate home and travel insurance
to cover all eventualities.
All payments made to The Place to Rent are
non refundable including the special yearly
packages.
Should you fail to
pay on time, and after fair warning, for any
services then we reserve the right to
withdraw their services with immediate effect.
Should an owner
of any accommodation on the Oceana website fail
to pay his maintenance service fees
for the management of the property on time, and
after fair warning, the invoice still remains
unpaid then we reserve the right to
withdraw their services with immediate effect.
It will then be the responsibility of the owner
of the of the property to provide the cleaning
and pool maintenance whilst any guests are in
situ.
To terminate
our services we need at least one months
notice in writing or email from the date of the
month from which your management service
has commenced which will be on the last invoice
- We regret we are unable to refund part months
left to run and therefore a credit will only be
issued for whole months. This management rule is
final and cannot be changed in any circumstance.
3. DAMAGES
We do not accept any responsibility in respect
of: DEATH, BODILY INJURY, and ILLNESS of any
person staying in clients villas/apartments
therefore we strongly recommend that you and all
you and any visitors take out fully
comprehensive travel and home insurance.
We are not responsible for any breakages, losses
or damage that may occur in your property
whether it's occupied or not. Any of the above
will be reported as soon as it is apparent and
will not be replaced or repaired until we have
the written consent of the client/owner. In all
instances a quote will be given for repair work
and presented to the client/owner for approval.
IMPORTANT NOTES & SAFETY PRECAUTIONS
Special attention must be paid to the following
1.
Glass doors: Due to the bright sunlight
patio doors can be easily mistaken as open and
therefore be walked into, we recommend all homes
must have stickers on them and it is strongly
recommended to be careful and to make sure
children do not run in and out of them.
2.
Marble floors: These can become VERY
slippery when wet so please be extra careful
when returning in from the pool area and keep
the floor dry as much as possible.
3.
Pool areas: Please be careful around the
pool area, floors are slippery and an accident
can easily happen if care is not taken. Do not
leave children unattended in the pool and read
and observe the pool rules and restrictions.
4.
It is recommended that you have suitable
insurance to cover for all the above.
5.
Our
staff shall be allowed
access at any reasonable time to carry out their
duties and always in the case of an emergency.
6.
The pool is cleaned and chemically
balanced every week for your safety and comforts
however on rare occasions it maybe necessary to
apply extra chemicals to the pool. It will
therefore be necessary to stay out of the pool
for safety reasons and users of the pool should
observe the safety rules listed on the notice
areas. We are not responsible for any
accidents or deaths in or around the pool side.
The pool is not to be used by children without
adult supervision.
7.
Please would all pool owners advise their
guests to shower before entering the water to
prevent build up of sun oils and creams damaging
the liner and leaving a nasty green/brown ring
round the edge.
LIABILITY
We can accept NO
LIABILITY whatsoever for any loss, personal
injury or death, which happen to clients, their
guests or their visitors in the garden, pool or
inside the villa/apartment, regardless of
however incurred. Insurances must be taken out
to cover any misfortunate accidents or injuries
by both visitors and guests.
ONCE AGAIN PLEASE CAN WE REMIND YOU THAT BY
TRANSFERRING PAYMENT YOU ARE AGREEING TO ALL THE
ABOVE TERMS AND CONDITIONS.
We look forward to looking after your home in
the resort.
The
Place to Rent will not
be held responsible for any costs
whatsoever incurred by any one travelling to
Cyprus with a view to renting a property through
ourselves.
